OWNER &
OPERATOR
BRIEF
PROJECT EXPRESStoration is an independent retail-strategy proposal about Express. This page exists to make the proposal's scope, evidence, and relationship to the current PHOENIX Retail ownership and operating structure easy to understand.
A PUBLIC, SOURCE-LED REVIEW PATH
The proposal is unsolicited and independent. It does not represent PHOENIX, Express, WHP Global, Simon, Brookfield, or Centennial. The purpose of this page is simply to route a current owner or operator to the parts of the work most relevant to store experience, inventory velocity, conversion, and pilot design.
Start with the evidence
The main proposal explains the three operating pillars. The Methodology page separates sourced facts from modeled and directional estimates. The Precedents page provides comparable-retailer context. The Pilot Model turns the ideas into measurable, reversible tests.
WHAT THE PUBLIC RECORD SAYS
WHP Global announced that PHOENIX Retail was formed in 2024 by WHP Global together with an affiliate of Simon Property Group, Brookfield Properties, and Centennial Real Estate to acquire the Express retail business and operate Express and Bonobos direct-to-consumer businesses in the United States. Simon's 2026 reporting states that Simon holds a 39.4% noncontrolling interest in PHOENIX Retail as of March 31, 2026.
PUBLIC BUSINESS INQUIRY
This site does not imply an internal contact, endorsement, or invitation. For organizations that choose to review the work, WHP Global publicly lists info@whp-global.com for business inquiries and pressinquiries@whp-global.com for media inquiries.
